I use some Olympia water based sealer I got from lowes, it looks like milk and dries clear. It gives a gloss to it, so you have to hit it with some flat clear. On monster mud and stones I use the normal Dryloc, but thinned with latex paint. Latex paint protects our houses, why not props?
We stopped checking for monsters under our beds when we realized they were inside of us

Depends on what the prop is made out of.

We generally use either exterior latex house paint and cheapo waterproofer, or dryloc thinned with latex paint.

It depends on what it is and the look you are going for, but I agree often the top coat sealers are too glossy. I found a clear artists flat spray paint at Michael's, I used it on my zombie babies, it took me a while to get as it was out of stock for a while. Maybe try Michael's???
What I am going to need is your standard flame thrower...

I use a polyeurothane deck sealer. It gives a glossy finish, but works really well.
