I plan to do the part where she is coming out of the well and will use a prop dummy for that part but actually, that scene is only the diversion.After the group looks at the well scene for a few moments, they will have to exit that area through a black plastic curtain where I'll have an actress dressed as Samara waiting on the other side.
Actually Empress, we DO have a well on the property but it provides our drinking, etc. water and has a stupid pipe running down the middle of it. haha
What would be a good sound effect for this area??

I don't think you need to look like a little girl to play Samara. Think about how many guys that look nothing like a superhero go as superman for example! My friend is 24, about 6 feet tall and she made the perfect Samara last year. And the costume is so cheap and easy to make!
